6 Winter Warning Signs: Protecting Your Home from the Cold

1. Damaged Shingles

Though shingles have a life expectancy of 15-30 years, you’ll want to perform an annual visual inspection to spot any missing or damaged shingles. Unattended roof damage can cause leaks and water damage inside your home.

2. Let it Snow

While most homes are engineered to withstand the weight of snow, excessive accumulations can place undue strain on your roof and in extreme cases cause damage. Additionally, leaving snow unattended on asphalt and concrete driveways may lead to cracks as the ice thaws and refreezes. How Am I Protected? A Homeowner’s Guide to Tarion

When you buy a home in Ontario, you are protected by a law called the New Home Warranties Plan Act which lays out the obligations of the homebuilder in delivering your new home. The act is enforced by a body known as Tarion, and when there is an issue or dispute, Tarion is responsible for ensuring homeowners are compensated accordingly.

But many new homeowners may not be aware of what is included in the act — what kinds of damages, faults or failures they are protected against — or how much they may be entitled to.

That’s why we’ve included a brief explanation of your coverage under Tarion below.

Before You Move In

There are a few things that can potentially go wrong between when you sign the purchase agreement and when you move into your home. The development may get cancelled or the delivery of your home may be delayed. There are several categories of coverage which you can read about in full on Tarion’s website, but these are the key ones.

  • Deposit protection: If your builder goes bankrupt, or they’ve otherwise breached the terms of your purchase agreement, you’d be entitled to receive at least a portion of your deposit back. If the builder does not — or cannot — return your deposit, Tarion covers you for 10% of the price of your home, up to a maximum claim of $100,000.
  • Delayed Closing & Occupancy: When you sign your purchase agreement, there are typically one of two types of dates that may be indicated for closing: one is a Firm Closing Date and the other is a Tentative Closing Date. This distinction is important because the builder cannot extend a firm closing date without compensating affected homeowners (up to a maximum of $7,500). A builder may, however, extend a tentative closing date up to two times for a maximum of 120 days each without compensating you. However, these provisions don’t apply to events outside of the builder’s control (acts of God, for example) provided that they notify you right away. You can read more here.

After You Move In

Just before you move in, Tarion will send a professional to conduct a PDI or Pre-Delivery Inspection. This is to ensure that all elements of your new home are in good working order (you can view the full checklist here).

Once that is complete and you move in, you do have coverage for up to seven years. But the coverage varies from year to year.

In the first year, you’re protected against…

  • Any defects in the materials used to construct your home
  • Anything that may violate Ontario’s Building Code
  • Any unauthorized substitutions made by the builder

In year two, you’re protected against…

  • Water penetration through the basement or foundation walls
  • Defects in work or materials that result in water damage, or detachment/displacement/deterioration of the exterior cladding (i.e. brick or siding)
  • Defects in the electrical, heating and plumbing systems
  • Any Ontario Building Code violations that may affect your health and safety

For up to seven years, you’re covered for major structural defects including…

  • Soil movement and major cracks in basement walls
  • Chemical failures of materials and environmental hazards, for example excessive radon levels
  • Collapse or serious distortion of joints or of the roof structure

There are also a number of defects that Tarion does not cover, which includes anything resulting from modifications that the homeowner may have made, damages caused by unforeseeable Act of God (ex. fire, flood, extreme wind, etc.), secondary damage caused by something under warranty (ex. personal injury), and ordinary wear and tear.

Tis’ the season of giving. There are plenty of organizations in the Greater Toronto Area (GTA) that could use your support, big or small. But charitable giving tends to have the greatest impact when it’s close to home — literally.

If you’re in the spirit this year, here are a few worthy charities near our new community at Markham Gold that deserve your support.

The Centre of Dreams

This is a day program focusing on adults living with a developmental disability. They are dedicated to providing care and educational programs to help integrate these individuals into the community and live independently. Some of their programs include functional academics, life skills, social skills and more.

They accept monetary donations, or you could volunteer your time to assist the staff with the programs, plan activities and enhance the services of the charity. There are also co-op opportunities available for students. For or monetary donations, you have the option to choose where it goes, for example, if you’d specifically like it to go towards the culinary program, that is available.

The Unionville Home Society

This not-for-profit was formed in 1967 to enhance the experience of seniors in the community. They were also responsible for building the first long-term care centre in the city. Donations go towards providing nursing care, food, and comfortable accommodations for long-term care.

Markham Food Bank

With food insecurity across Canada on the rise, food bank use is now at an all-time high. According to the annual report from Food Banks Canada, there were nearly 1.5 million visits to food banks in March 2021 — a 20% increase over pre-pandemic figures.

The Markham Food Banks works diligently to support the community. They are open to monetary donations or volunteers to help distribute food to the community.

Mackenzie Health Foundation

Even now that the worst of the pandemic has passed, hospitals remain overwhelmed, especially amid our current cold and flu season. Mackenzie Health Hospital has a foundation that works to ensure everyone within York Region has access to world-class healthcare.

The Jamaal Magloire Foundation

Founded by the former Toronto Raptor, the Jamaal Magloire Foundation is an arts- and sports-focused charity providing academic and social support to underserved and at-risk youth. We Love You Connie Foundation

In honour of a little girl named Connie Guglietti, The WeLoveYouConnie Foundation was created to support research into a cure for DIPG, a rare but devastating brain cancer that affects children.

  1. Heating Ventilation and Air Conditioning (HVAC)

    Your HVAC system is not only important to ensure you stay warm over the winter, but it also promotes good air quality and ventilation. A broken HVAC system can be a fire risk if it overheats, bacteria can build up, or the electrical wires can tear over time creating a hazard.

    There are licensed technicians who specialize in fixing HVAC systems and are trained to have your heater back up and running in no time. Here are a few technicians you can call if you’re experiencing unpleasant odours, loud noises, or other malfunctions.

  2. Fireplace

    Whether you have a wood burning or electrical fireplace, it is important to keep up with regular maintenance. Although electric fireplaces often run-on long-lasting LED lights, it should still be inspected every year or so to ensure there is no dust buildup. A wood burning fireplace requires a chimney sweep and an inspection every year to ensure it’s safe. Here are a few options in the GTA.

  3. Snow Blower

    Snow blowers are stored away for more than half the year, which can lead to issues when you go to start it up again. For safety, an annual checkup is necessary, this includes changing the air filter, emptying remaining oil, and checking the spark plug.

    If you notice an odd noise when you turn it on or that it is not turning on at all, you can bring your snowblower to a local hardware store, such as Lowes or The Home Depot for repairs.

How Inflation is Affecting the Housing Market Right Now

The Canadian real estate market has been a rollercoaster for the last two years and inflation — and efforts to manage it — have made things much rockier.

As of August 2022, the Canadian inflation rate is 7.0%. The same time last year, it was at 4.1%.

The increase is due in large part to monetary policy during the COVID-19 pandemic, where interest rates were lowered to encourage people and businesses to borrow (and spend) in hopes of fending off a recession. It worked, but it had the effect of driving up the cost of real estate (among other goods). This was particularly true in popular markets like the GTA, where more people could afford to borrow more on their mortgage, increasing the competition for homes for which there was already limited supply.

Canadian housing prices have been on the rise steadily since the 1980s, but the rise we’ve seen in the last couple years in unprecedented. As of October 2022, the average GTA townhome is worth $1.1 million. Detached homes are roughly $1.6 million, and condos are $700k.

All this has triggered deep concerns over the cost of living. Home prices and rents are not just rising uncontrollably, but basic goods such as groceries, fuel, etc. Now, the Bank of Canada is trying to slow runaway inflation by doing the opposite of what it did during the pandemic: hiking interest rates.

Interest rates are now approaching 6% and with new more stringent stress tests (to lower the risk of people defaulting on payments) the average Canadian’s buying power has shrunk. Someone who could afford an $800,000 home when rates were less than 2% may now be unable to afford even a $650,000 home.

This, of course, is having a knock-on effect on home prices. With less competition, prices are no longer increasing at the rate they were last year and may soon begin to dip. This may be true even in markets with huge demand like Toronto.

The Bank of Canada is aiming to bring inflation back down to 2% in hopes of controlling the cost-of-living crisis, but that will take time and is likely to result in economic hardship for many ordinary Canadians and businesses, all of whom are affected by interest rates.

“Given the lag between changes to interest rates and their impact on inflation — and the considerable uncertainty surrounding the outlook — getting inflation back to 2% will take some time,” Senior Deputy Governor Carolyn Rogers at The Bank of Canada said recently.

“We also know there could be bumps along the way.”

A good tip would be to load these items into the moving truck immediately.

  2. Book Moving Truck in Advance

    With Canada being a peak season for moving, companies are at its busiest. Try and book your reservations well in advance. You will be more organized on move-in day, and you have time to prepare for any changes leading up to the day.

How To Save Energy In Your Kitchen

Aside from your HVAC system and dryer, kitchen appliances like your dishwasher, refrigerator, and oven account for most of the energy use in the house. Here are a couple easy and affordable ways to save energy in your kitchen and take a few bites out of your monthly bill.

  1. Switch to ENERGY STAR Certified Lights

    ENERGY STAR is a certification given to products that meet certain specifications of energy efficiency. They use up to 90% less energy, 70% less heat, and last roughly 15 times longer than other industry standard products. You can calculate cost per lightbulbs based on the size of your home here.

    In your kitchen, ENERGY STAR certified light fixtures not only run more efficiently and last longer, but they also tend to be brighter than other light fixtures. You can also opt for a dimmer to utilize less electricity for a long period.

  2. Cover Your Pots

    Covering the pot traps the heat, which often means faster cooking/boiling and less energy use. Also, containing the heat in the pot prevents the rest of the house from warming up, which will make your HVAC system work harder to cool the home in the summer months. Your cooling and heating system accounts for nearly half of your home’s energy use, so it important to ensure it is not over working.

  3. Unplug Unused Appliances / Items

    Even if you’re not using them, keeping your smaller appliances plugged in will continue to use electricity. For example, leaving a standard phone charger plugged in will use 0.1 – 0.5 watts per hour. Although that does not seem like a lot, having multiple appliances plugged in at all times can begin to add up on your bill. We recommend ensuring your kettle, toaster, blender etc. are all unplugged and stored away property when not in use.

  4. Wash With Cold Water

    If you are hand washing your dishes, try using cool water to give your water heater a break. Although most dishwashers use hot water to clean, there is a SMART dishwasher available at LOWES that allows you to manage the machine's time and use.

Although these minor fixes may not seem to make a big difference, the cumulative effect of little habits add up over time!

What Will the Housing Market Look Like in 2022?

It’s not exactly a secret that the real estate market in Canada has been white hot, despite what many believed would be a slowdown caused by the pandemic.

At the beginning of 2021, national home sales in Canada increased by 2% in January over the year before, which had already broken records. By September, the market conditions seemed to be cooling off slightly. However, since then, sales have continued to rise and listings have declined. With low inventory and a high demand for new homes, the average home prices will continue to rise in what are already the most expensive housing markets in history.

So, what predictions can we draw from this for 2022?

If trends continue on their current trajectory, we can expect home prices to continue to rise and sales to continue to peter off. This will be because mortgage rates will rise as part of an attempt to cool off the market. There will still be a demand for people looking for a new home, but more buyers will be unable to satisfy financial eligibility requirements. This will, in turn, place pressure on the market for rentals, which is already growing extremely competitive in major markets like Toronto.

"We have seen a dramatic resurgence in rental demand this year," said TRREB President Kevin Crigger. "This demand will be augmented in 2022 and 2023 by record levels of immigration. Unfortunately, the supply of rentals is not keeping pace."

Crigger explained that while the City of Toronto recently announced a new vacancy tax to increase rental supply, it is "not a magic solution."

"GTA municipalities and the Ontario government must work collaboratively to streamline the planning and development approvals process to alleviate the current supply backlog and to meet the needs of today – let alone the needs of tomorrow," he warned.

Nevertheless, there remain accessible markets out there for many Canadian homebuyers and the outlook for years ahead suggest that a new home remains a sound investment.

Markham Ranked One of The Safest Places to Live in Canada

Are you looking for a place to call home? Consider Markham, now ranked the 2nd safest city in Canada by Numbeo, a crowd-sourced global database of quality-of-life information. The largest city in York Region ranked just behind Quebec City in the top spot.

The index is based on a survey of residents who were asked a series of questions such as how worried they were that their home would be broken into, or whether they ever had a problem with violent crime. They were also asked how safe they felt walking alone at night and during the day.

Based on these responses, Numbeo assigned a score in each category between 0 – 100. Markham received an 86.8 for safety walking alone in the daytime and 64 for walking alone during the nighttime.

These results appear to support other studies as well. According to Area Vibes, which compiles crime statistics from Stats Canada, Markham is considered 86% safer than other cities throughout Canada and the odds of experiencing or witnessing a violent crime in Markham is 30% lower than the Canadian average.

This ranking is not the only accolade the city won this year. At the start of 2021, Markham was named one of the world’s Smart21 Communities by the Intelligent Community Forum (ICF), based on the use of technology in the city to benefit people, businesses and communities.
